Residential costs

Silverhill-Residence is capable of fulfilling all the needs of its clientele. The standard of fittings and fixtures will be discussed with every individual resident. This fact makes it a little difficult to quote exact prices in advance, but to give you a general idea we can say that our villas range in price between 11 an 15 million Baht, including the land.

Silverhill attaches great importance to cost transparency. For this reason we separate the residential costs into three categories.

 

1. Mortgage costs

If you decide to rent you will pay a monthly amount which will depend on the value of your villa and on the current mortgage rate. Depending on the size of your cooperative share, this amount can be reduced to zero, because for your financial input you will receive interest at the rate of the current mortgage rate.   
These costs obviously do not apply to residents who opted to buy or lease a property.

 

2. Services

Silverhill wishes to pamper you. All our services, with the exception of the use of our drivers, are included in this amount. Only your personal consumption of water and electricity will be calculated individually. At the current stage of the project we envisage a staff of 47 which would consist of:

15 maids
15 gardeners
 8 security guards
 3 laundresses
 2 drivers
 2 maintenance men
 1 office clerk
 1 manager

These costs will be announced every quarter, so you can see at any time what those amounts have been used for.

  Silverhill-Residence is a long term project. It is our aim to maintain our village in top condition, not only while it is being built but also in the future. For this reason Silverhill-Residence is creating a maintenance fund which all residents will have to contribute to. All future costs arising from renovation and maintenance work on your home and the communal buildings will be billed to this fund.

This maintenance fund consists of two components:
1. A fund for the communal part of the village (1% per annum of the individual land price)
2. A fund for the privately occupied villa (2% p/a of the individual total sale price)

The communal part comprises:
- the entire road system
- the water and electricity supply
- general drainage
- the communal pool
- the apartments for guests    
- general lighting
- the entrance gate
- the enclosure walls
- the general gardens

Residents who decided to buy or lease their property do not have to contribute to the fund for the privately occupied villas.

These two funds will also be laid open every three months for your inspection. Through this absolute transparency you will always be fully informed about the amounts contained in these funds and how much has been spent for various projects.
